Our company was founded by Alexander J. Clarke in 1943.  Since that time, we have grown and adapted to the ever changing real estate industry and evolved into one of New York's premiere property management firms.  A.J. We realize every property in our portfolio is unique and therefore has specific needs. In this spirit, a property manager is assigned to oversee particular buildings in our company's portfolio. Our personalized style of management ensures specialized and continuous attention to each property. Property managers are supported by the company's principals and in-house staff which endows our clients the benefit of a collaborative team effort.

To supplement our integrated management philosophy, we hold regularly scheduled meetings to discuss universal building issues, new laws and market trends based on a general analysis of our portfolio to formulate a proactive course of action.

Property Managers regularly visit their properties to inspect and assess building and resident concerns including rehabilitation and modernization projects. The firm's principals are advised of building issues and work with the managers to guide them through any issues that may arise. Our recommendations are in turn presented to our clients for their input and approval.

A.J. Clarke's property maintenance also includes hiring and overseeing the staff of a building. We pride ourselves on employing only the best individuals to work in our properties. We thoroughly understand that building employees are crucial to effectively operate a property. Our property managers work closely with building personnel to address tenant and resident concerns in a professional and expedient manner thereby maintaining positive relationships.

Our company and its employees address repairs, whether of an ordinary or emergency nature, quickly, competently and professionally. In addition, A.J. Clarke has a 24 hour answering service to handle emergencies that may occur during after hours when our office is closed.

Certain maintenance issues concerning city agencies such as elevator and boiler mandates are managed by designated individuals in our office. The property managers co-operate with our in-house staff to perform the necessary inspections and work, and ensure required governmental regulations are complied with in a timely manner.

Apartment Applications

A.J. Clarke carefully screens all apartment applications for our buildings by reviewing the credit and housing court records of the applicant, as well as their financial documents. All applications must then be approved by the property manager for that building and one of the firm's principals. Our thorough screening process enables us to reduce risk to our owners and increases property values by securing qualified tenants for our buildings.

Our company stays current on all legal issues and changes in the law. By doing so, we can provide useful legal support to our clients and their attorneys on non-payment and holdover proceedings as well as ensuring compliance with rules and regulations that govern property and tenancy issues. Our in-house legal liaison works together with several law firms and monitors all cases through the housing court system. Furthermore, our building managers are always available to attend court hearings when called upon by legal counsel.

Account Management

We understand that prompt and accurate collections of rent are necessary to efficient building operations. The majority of our rents are received through an automated "lock-box" payment process system. Of course, our office is also equipped to accept rent payments directly from our tenants and residents.

A.J. Clarke's in-house lease renewal department ensures that leases are renewed on a timely basis and the proper rents are charged. We comply with all mandated rules and regulations set forth by city agencies to make certain that the rights of our tenants are upheld and in so doing strengthening our tenant's trust and solidifying those relationships.

Financial Management and Analysis

At A.J. Clarke we appreciate that prompt and precise financial reporting to our clients is crucial. Accordingly, we prepare a monthly financial statement of the property which includes rent collection report for all of our owners. All statements are reviewed by the principals of the firm thereby allowing us to assess the financial position of the properties and make recommendations to our clients to reduce costs and maximize earning potential.
